David Stephen Partners have assisted a first time entrant into the care sector with their funding to complete the
purchase of Ambleside Care Home in Bedfordshire.
Ambleside is a former hotel which has been converted into a care home registered for 17 residents. This creates a nice
atmosphere in the home that is more of hotel than care home.
Keith Watson, Senior broker at David Stephen Partners comments, ‘I was first approached by our client, who at the
time had viewed Ambleside as one of a number of different opportunities and guided her through the whole purchase
process.’
Each step of the transaction was carefully managed due to the confidential nature of the sale and our ability to assist
with the CSCI registration process was also required.
The current difficulties in securing funding was also a factor in the deal. Keith Watson commented, ‘Negotiations on
the business began through the agent Redwoods Dowling Kerr and at this stage a number of bids had already been
received on the property. Due to our strong relationship with the selling agent, the vendor accepted our client’s bid and
the reason for this was simple. We had already put together the financial package for the client and it was a package
that could be taken forward rather than one that would fall down given the current market variances.”
David Stephen Partners still have access to lenders who are lending on Base Rate, at aggressive margins and loan to
