In recent years there has been a move away from the majority of Commercial Property transactions being funded by the main High Street Banks. There is now greater competition in the marketplace and clients in the Commercial sector now have a much wider choice of products than ever before to best meet their needs.

With so many differing sources with different criteria in specialist sectors a good Broker can ensure that you get the best product to meet your needs.

Our team of Brokers are from a banking, financial advice and property background, which means that they have a detailed knowledge of the all of the issues involved in the purchase process.

So how can a good Broker help with your funding requirements?

Efficiency

There is enough involved in buying (or if refinancing, running) your business to trawl around all of the Banks, not knowing which ones are best or if you are getting the very best deal you could be.

A good broker will probably know within minutes of discussing your requirements which of the lenders in the market would be best positioned to help. Because commercial transactions are not ‘tick box’ deals, you need the experience of somebody who knows what they are doing to quickly identify the best sources to help. This then saves time and money for all concerned.

We should not forget the significant amount of work that most Brokers get involved at the back end of a deal between acceptance of the loan offer and exchange and completion. Your Brokers incentive will be that he is paid once the deal completes and thus it is in their interest to make sure that this complicated part of the process is handled as smoothly as possible.

Presentation

Banks like Broker introduced deals because they know that business that comes from a good Broker is not going to be a waste of their time. The Broker gets paid on results and wouldn’t take on a deal that was speculative. The other benefits for Bankers is that deals come from Brokers packaged in a format that they can clearly understand, this leading to fast and accurate lending decisions on preferential terms.

In most cases, our brokers will also attend meetings (if required) between the client and Bank in order to smooth the process of securing the funds. This can be a daunting part of the process for some clients and it is only right that your Broker should attend to make this part as easy as possible.

Products

Most brokers will have access to a comprehensive range of lenders, which extends well beyond the high street banks into merchant banks, building societies, sub-prime lenders, development funders and private lending consortiums.

Many individual clients, who attempt to source their own funding or do the rounds of the high street lenders themselves, do not realise the Brokers significant advantage in knowing the key lending sources within the various institutions.

In dealing with the standard business manager in a high street Bank, clients are unlikely to source terms that are as competitive. This follows from the Broker placing quality volume business with Banks which allows for better terms.

Even if a client’s own Bank is offering what appear to be good terms, it will be worth a call to a Broker to ensure that this is indeed the case. A good Broker will tell the client that the terms are competitive if this is the case, or offer to assist if the terms could be improved upon. It costs nothing to find this out.

Costs

A Broker such as ourselves only get paid once a deal has completed, as we earn our commission from the Lender. For this reason it is in the broker's interests to present the client with the best rates as efficiently as possible. Payment on completion also ensures that a broker will remain on hand to assist with any delays with the process through to legal completion.

You can also be sure that because we are considering your specific requirements and approaching a number of lenders, that your fees to the lender on the deal are competitive as well as the associated legal and professional costs.

We are completely independent and this transparency means that you can be assured that we are acting in your best interests.

Confidence

Any good Broker will offer a full range of services and therefore would be registered with the Financial Services Authority (FSA).

The FSA is an independent body that regulates the financial services industry in the UK and most reputable Brokers will be registered with the FSA.

This provides the client with confidence that the Broker will be adhering to best industry practice and ensure the highest levels of service.
